We had taken 8 rooms. 6 on butterfly and 2 rooms on the bhaktoo houseboat next door owned by the same people. While the location is great and the staff is helpful, it was a terrible night for us because: 1. RATS - we spotted rats in 4 of the rooms and this made it impossible for us to rest in peace. I understand that perhaps it is difficult to manage rodents when the houseboats are parked in the swamp, but they should at least warn you not to leave any eatables out ( we lost one kg of cookies that the rats feasted on) and instead of doing anything about it the management and staff only said "it's never happened before". Well, I hardly doubt that given your location and you should have given us a refund on the rooms or compensated us for this horrible night. 2. They have two big dogs (adorable) that roam around at night. When we awoke in the morning, there was a HUGE pile of dog poop on the carpet at the entrance. The staff did not clean this despite waking up before. They had to be asked to remove it. On the bhaktoo houseboat, there was a huge pile or vomit (assuming it was one of the dogs). We left at 12.30pm and this was not cleaned. Given these rooms are not cheap, i would avoid staying here because hygiene wise it was quite disgusting (the bedding itself is clean).

Bakhtoo houseboat was horrible for stay …… unhygienic, dirty water & untidy .We will stay overall bad experience , no toiletries, untidy washrooms …. Stinky rooms , unwashed bedding , no towels , dust was everywhere, curtains r torn & v disturbances at night

The location is very good and traveller who wants to spend some quality time in Srinagar, away from the city distraction should definitely give it a go. Its located on the Nageen lake's broader section, which looks beautiful in the evening. There is a sitting place at the entrance which faces the lake. Its a 1.5 hour boating to Dal lake and the lake market. Azad and his team at the boat are very helpful and will arrange anything you ask for. Food is good too. Azad also accepted our request to prepare Kashmir halwa for dinner. You can checkout at any time as the boat is stationed at the lake bank and does not go in waters. I hope this review helps the future travellers. HAPPY HOLIDAYS.

Very calm place across nageen lake, very courteous staff. They always try to cross an extra mile to keep us happy. Azad was caretaker during our stay and he shared lot of warmth during our stay. House boat experience was amazing, neat and tidy and spacious.

Great rooms, lovely view and very friendly staff. Was a great experience staying here. The vie of Nageen Lake is exceptional and the rooms are very well designed. Shikara rides are available from the houseboat around Nageen Lake, and is a very peaceful experience. Azad bhai was very friendly in providing all the help needed.
